This is not a building inspection service … it is a due diligence service designed to inform you about everything else regarding a property that you would want to know, or will find out sooner or later after living there.
The Property Itself
- Inspection and suitability analysis, e.g. age of hot water service, solar, pool fencing compliance, condition of fences & gates, condition of fixtures & finishes, condition & operation of doors and windows, security, condition of alarm system, do wardrobe doors slide, etc.
- Opinions on layout of property
- Orientation of house on property, how this affect sun, access, scope for potential renovations
- Assessment of neighbours
- Car parking issues
- Access to property
- Unique characteristics/flaws
- Proximity to schools, healthcare, public transport, recreational facilities, etc.
- Neighbourhood crime stats/info
- Zoning restrictions
As we spend all day every day buying property for people, we have plenty of insight into what a property is worth and how much you’ll likely need to spend to purchase it.
What You Receive
As we proceed through our process of due diligence on your intended property, we will make note of anything that may be of concern to you. No two properties are the same, so it requires some dynamic thinking and investigation based on your specific needs and the property you are looking to buy.
Once we’ve finished, we’ll give you a verbal run down on the property, then email you a list of all the potential issues we’ve uncovered.
During the verbal run down, we’ll also give you our recommendation on whether we believe the property is going to work for you. If there are potential hidden costs with the property, we can discuss how you might use these as bargaining tools to pay less for it.
If you’re interstate, we’ll also provide walkthrough videos of the house. These are definitely not the sorts of videos that the selling agent would put up to promote the property. Instead, they show the reality side of the property and include things like the hot water service, cracks in the paint, doors hanging crooked, the noisy neighbours next door and anything else that the seller might not want you to know about.
The property Due Diligence service takes between 1 – 4 days from commencement to complete and costs $1320, payable up-front. The service can be bundled with our Negotiation service and our Follow Through service at a package price.
