Important information for Adelaide property investors:

A recent report from Domain indicates that there are only four Adelaide suburbs with median house prices at or under $500,000.

These suburbs are all in the outer north, where gross Rental yields are around 5%, and about a dozen properties come to market each week across these four suburbs.

So you should be ready to pay a minimum of $500,000-plus for a ready-to-rent property in the Adelaide metro area.

And for a property with sub-division potential, expect to pay around $750-$900 per square meter of land.
