Made an offer on behalf of a client this week, on a very in-demand property. By the time the agent was ready to present all offers to the owner, there were five offers, of which ours was one.
Agent phoned me yesterday to say that although ours wasn’t the highest offer (another one was higher), the owner had decided to accept our offer because:
- They liked the conditions in our contract (all cash, settlement date to suit the parties), and
- This buyer has a buyer’s agent looking after the buyer’s end of the transaction, so they felt more confident that everything would be done professionally, and in a timely way.
Settlement will be before the end of March.
